1. What Are Cookies?
Cookies are small text files stored on your device when you visit our website. They help us provide a better browsing experience by remembering your preferences, analyzing site usage, and supporting essential functionality. We also use similar technologies including local storage, session storage, and service workers.
2. Cookie Categories
We categorize cookies into the following types based on their purpose:
- Necessary: Required for the website to function properly, including session management, security tokens, and user preferences. These cookies cannot be disabled without affecting site functionality.
- Performance: Help us understand how visitors interact with our website by collecting anonymous usage data. We may use analytics tools such as Google Analytics to analyze traffic patterns, page views, and user behavior to improve our services. Performance cookies are only set when you consent to non-essential cookies.
- Functional: Enable enhanced features and personalization, including referral tracking, promotional codes, and language/region preferences. These cookies are not strictly necessary but improve your experience.
- Targeting: Currently not used by The Estate Reserve. This category is reserved for future advertising or remarketing purposes and will require separate, explicit consent before activation.

4. Local Storage & Service Workers
In addition to cookies, our website uses the following client-side storage technologies: (a) Local Storage: Used to store user preferences, cached application data, cookie consent preferences, and offline-capable content. Specific local storage items include: "cookie_consent" (stores your cookie preference), "ter_affiliate_ref" (affiliate referral code backup, 90-day expiry, set only with your consent), "estate-reserve-guest-info" (saved guest name, email, and phone for booking auto-fill convenience, 30-day expiry, set only with your consent), and "hasSubmittedLead" (prevents repeat display of our inquiry popup after submission). Data persists until manually cleared or until its defined expiry. (b) Session Storage: Used for temporary data during your browsing session, automatically cleared when you close your browser tab. (c) Service Workers: Our website is a Progressive Web App (PWA) that uses service workers (powered by Workbox) to cache static assets, images, and API responses for faster loading and limited offline functionality. Cached content includes: images, CSS stylesheets, JavaScript bundles, and font files. Video content is cached using a network-first strategy, meaning fresh content is always preferred when available. You can clear all cached data by clearing your browser's site data or unregistering the service worker in your browser's developer tools.
5. Third-Party Embeds
Our website includes embedded content from third-party services that may set their own cookies: (a) Kuula: 360-degree virtual property tours. Kuula may set session cookies for tour functionality. (b) Google Fonts: Typography served from Google's CDN. Google may collect anonymous usage data. (c) Stripe: Payment processing widgets that set security and fraud prevention cookies. See Section 3 for details. Each third-party service has its own privacy policy governing their cookie practices.
6. How to Control Cookies
You can manage cookies through your browser settings. Most browsers allow you to block or delete cookies, view stored cookies, and set preferences for specific websites. Disabling necessary cookies may affect website functionality. To opt out of Google Analytics specifically, install the Google Analytics Opt-out Browser Add-on. To manage cookie consent preferences on our site, use the cookie consent banner that appears on your first visit, or contact us to update your preferences.
